Company Overview

Valor Estate Limited was formerly incorporated on January 8, 2007 in the name of `DB Realty Private Limited`. Subsequently, the Company was converted to a Public Limited Company and the name of the Company was changed to `DB Realty Limited` on September 5, 2009. Later, the Company name was again changed from "D B Realty Limited" to "Valor Estate Limited" effective from March 8, 2024.

The Company is a Real Estate Development Company and it operate primarily in the Mumbai Metropolitan Region (MMR). Currently, there are approximately four ongoing joint venture residential projects and four owned residential projects with a cumulative saleable area of 15 million square feet. Presently, the Company is engaged primarily in the business of real estate construction, development and other related activities and hospitality business.

Business Operations

The company has a portfolio of ~100 mn sq. ft. of real estate and focuses on residential and commercial developments. Most of the projects are based in and around Mumbai and are under various stages of planning and construction.

In 2024, the "Aaradhya High Park" Phase I of the project & "Aaradhya Parkwood" with 2 towers- Clove and Dion got launched with significant mark. The company has been expanding its business through strategic partnerships and acquisitions.

Strategic Initiatives

The company has undertaken several strategic pivots, including the raising of equity capital, debt reduction, and establishing long-term partnerships with prominent real estate brands enabling synergies of strengths and their ability to move towards an asset light model for property development. Their ongoing efforts are directed towards maintaining a robust balance sheet, expanding their land bank and focused approach to property development opportunities in MMR, and strengthening their collaborations with strong real estate developers.

In terms of hospitality vision, they have recently acquired stakes in two operating hotels comprising 484 keys and planned expansion to approximately 3,000 keys over the next 4-5 years.

The company also intends to soon launch the Liberty Tower (2.80 million sq feet) and BKC 101 (2.70 million sq feet) in this quarter in collaboration with Prestige Estates Projects Ltd.
